Never pay a deposit before you have seen inside

View the place in person, inside, with the person letting it. If they are "overseas", "away for work", or can only send photos and a key by courier, it is a scam. This is the most common one in Cape Town.
Never pay a deposit, a "holding fee", an "application fee" or a "viewing fee" to secure a place you have not stood in.
Ask to see the owner's ID and a rates account or title deed in the same name. A genuine landlord will not be offended.
If an agency is involved, ask for their Fidelity Fund Certificate number and check it with the Property Practitioners Regulatory Authority. Deposits should go to a registered trust account, not a personal one.
Get the lease in writing before money moves. Never pay in cash, gift vouchers or crypto.
